Our Rental Process

Renting with Piazza De Oro is designed to be simple, transparent, and fast. Every home we manage is newly renovated, professionally maintained, and rented through a clear three-step process.

Qualification Requirements:

We review each applicant individually, with a focus on financial stability and rental history. Here's what we look for:

  • Income: Minimum 2.5× monthly rent (before taxes)

  • Rental history: No evictions within the last 3 years

        → Older or one-time situations may be reviewed on a case-by-case

  • Credit: We do not require perfect credit — on-time payment history matters most

        → Excessive unpaid collections or housing-related debt may be disqualifying

  • Criminal history: No recent violent or property-related offenses (evaluated fairly & case-by-case)

  • Move-in requirements: First month’s rent, security deposit, and renter’s insurance are required before keys are released

  • Identification: Valid government-issued photo ID is required for self-tours and lease signing

  • 🐾Pets: Many of our homes are pet-friendly — approved pets require a non-refundable pet fee and monthly pet rent. Breed and weight restrictions may apply.

We take a fair, case-by-case approach — strong income and consistent rent payment history are the most important factors.

We do not hold properties verbally — only once a holding deposit is received and verified.

STEP 1 - Apply & Pay Holding Deposit

  • Apply online through the Zillow listing or the Apply Now on our website header

  • Once conditionally approved, you'll sign our Holding Deposit Agreement via DocuSign and send your Holding Deposit (equal to one month's rent unless stated otherwise.)

    • For speed, we strongly recommend sending the initial holding deposit via Zelle, Cash App, or Venmo — this option is instant and immediately reserves the property while we prepare your lease.

    • If preferred, we can also process the holding deposit through DoorLoop, our licensed property management portal (powered by Checkbook.io, a secure ACH processor).​​

      • Please note: DoorLoop/Checkbook payments typically take 3–5 business days to clear, and the property does remain available to other applicants until funds are verified.

        • ​All monthly rent payments (after move-in) are made exclusively through DoorLoop for security, documentation, and transaction protection purposes.

    • Any applicable Pet Deposits shall also be paid to reserve property.​

  • We accept the first approved applicant whose deposit clears & agreement is signed.

    • Once your Holding Deposit is received, the home is considered reserved for your household pending lease execution. If an applicant withdraws before signing the lease, 25% of the Holding Deposit is retained as an administrative fee; the remainder is refunded within 10 business days.​

STEP 2 - Sign Lease & Pay Move-In Funds

  • Within 24 hours of receiving your deposit, we'll send your lease via DocuSign.

  • Once all parties sign, your Holding Deposit automatically converts to your Security Deposit.

  • Prorated first-month rent and pet rent (if any) are due no later than 7 days  before your move-in date through your DoorLoop tenant portal to allow bank processing time.

    • If your move-in date is approved within 7 days, full payment is due immediately upon lease execution via instant deposit (Zelle/Venmo/Cash App)

  • Funds MUST clear before possession can be granted and smart-lock codes activated.

  • For most move-ins, we recommend completing payments at least a week in advance to ensure a smooth handoff and avoid any delays with smart-lock activation. 

STEP 3 - Renters Insurance, Utilities, and Access

  • All renters must obtain renters insurance with the following requirements:​​

    • Minimum $100,000 liability​

    • All tenants on lease MUST be named insureds (can be on 1 policy together)

    • List the following as Additional Interested Party:

  • Upload evidence of insurance on your tenant portal or email it to leasing@piazzadeoro.com
     

  • Utilities - Transfer into your name (unless otherwise specified). Utilities are automatically terminated by management on the lease start date. Tenants are responsible for setting up service in their own name before or on that date to avoid any interruption in coverage.

      • If this is a newly completed renovation, they may need to run a new line for the house. 
         

  • Upon completion of all steps, your smart-lock code will be ready on move in day!​​
     

  • Ongoing Maintenance Requests are submitted via the DoorLoop portal
